ACQUISITION CRITERIA #1

PROPERTY TYPES: Value Oriented Retail Shopping Centers, Power Centers, Net Leased Single Tenant and Manufacturing/Industrial and Community Centers

MINIMUM TRANSACTION VALUE: NONE

MAXIMUM TRANSACTION VALUE: NONE

DEAL STRUCTURE: Can be an all cash deal, assumption of existing debt, seller financing or Joint Venture Development Deal.

LEASE TERMS: Must be in line with the risk of acquisition, All Lease terms would be considered as long as it makes financial sense. ALL credit levels of a tenant would be considered (Non-Investment Grade)

DEMOGRAPHICS:. All regions of the Continental United States.

INFORMATION REQUIRED: Rent Roll , Site Plan, Profit & Loss Statement, Debt Information, Photos, Demographics

 


ACQUISITION CRITERIA #2

PROPERTY TYPES: Residential Rental Properties with 100+ units, New Developments, Rehab or Newly Built Developments for Rental. They can be single properties or entire portfolios. Asset ago no older than 1990 unless the building is constructed well and in a prime area.

MINIMUM TRANSACTION VALUE: $20 Million (possible exceptions)

MAXIMUM TRANSACTION VALUE: NONE

DEAL STRUCTURE: Can be an all cash deal, assumption of existing debt or seller financing

DEMOGRAPHICS: New York, Washington DC, Boston, MA, San Diego, Los Angeles, San Francisco, CA , Seattle, WA , Atlanta, GA , Dallas, TX, – IF THE PROPERTY IS VALUE ADDED IN AREAS NOT LISTED PLEASE PRESENT IT WITH BACKUP INFORMATION

INFORMATION REQUIRED: Rent Roll , Site Plan, Profit & Loss Statement, Debt Information, Photos, Demographics

 


ACQUISITION CRITERIA #3

PROPERTY TYPES: Industrial/Manufacturing/Office properties in and around prime and/or developing areas. Minimum 100k Square Feet with no maximum, Value added, single tenant preferred but would consider multiple tenant is the cap rate supports the purchase but still must have growth potential

MINIMUM TRANSACTION VALUE: NONE

MAXIMUM TRANSACTION VALUE: NONE

DEAL STRUCTURE: Can be an all cash deal, assumption of existing debt or seller financing

DEMOGRAPHICS: All SOLID Markets and Neighborhoods in all 50 states.

INFORMATION REQUIRED: Rent Roll , Site Plan, Profit & Loss Statement, Debt Information, Photos, Demographics

 


ACQUISITION CRITERIA #4

PROPERTY TYPES: Retail and Retail mixed use properties located in “heavily trafficked retail corridors, world class tourist destinations, would consider Office and Hotel (flagged or Unflagged) properties in such areas with a retail presence. Would consider Value Oriented Retail Shopping Centers, Power Centers and Community Centers. Properties Must be in areas with high residential density in the surrounding area.

MINIMUM TRANSACTION VALUE: $25 Million

MAXIMUM TRANSACTION VALUE: NONE

DEAL STRUCTURE: Can be an all cash deal, leveraged deal

DEMOGRAPHICS: New York, Miami, San Francisco, Chicago, Los Angeles, Dallas, Houston, Philadelphia, Washington DC, Atlanta, London, Mexico, Brazil, Would consider other areas if it fits the criteria.

INFORMATION REQUIRED: Minimum size, purchase price, physical description of property, current rent roll, site plan and leasing plan, tenant sales volume, photos, operating statements for the last 2 fiscal years P&L etc, terms of assumability of current loans and subsequent pre payment penalties, Property History (age, date of last renovation etc)

 


ACQUISITION CRITERIA #5

PROPERTY TYPES: Industrial/Manufacturing/Office/Residential properties in and around prime and/or developing areas. Ground up, Repositioning, Lease Up or Conversion Opportunities. Value added properties, no plain vanilla deals with little upside.

MINIMUM TRANSACTION VALUE: $10 Million

MAXIMUM TRANSACTION VALUE: NONE

DEAL STRUCTURE: Can be an all cash deal, assumption of existing debt or seller financing

DEMOGRAPHICS: All Major Markets in all 50 states.

INFORMATION REQUIRED: Rent Roll , Site Plan, Profit & Loss Statement, Debt Information, Photos, Demographics
